The real estate bubble may have burst, but the fact remains that real estate is still an attractive investment. You just have to be able to look at the advantages that are presented in the down economy.
Some say that the real estate market is in a depression. Others call it a recession. Others are in complete denial. The third parties are usually those in politics or real estate agents. Anyone who is trying to sell a home knows it is bad out there. But the good news is that as bad as it is for sellers, it is a great market for buyers.
Anyone who has money to invest should invest part of it in real estate. There are three different reasons for this: The interest rates are rock bottom and not likely to get any lower, the housing prices are lower than ever and the market will eventually rebound. You can still make money today in real estate; you just have to look at the property as a long term investment instead of the quick buck.
The days of flipping real estate properties that are accumulating so fast in value that you cannot keep up with them are gone for now. They will most likely return, but not for a while. Now you have to work with what you have which is a real estate market in which there are a lot more sellers than buyers. This puts the buyer in the driver’s seat.
Along with the fact that it is a buyers market, you can also work with the fact that the mortgage rates are lower than ever. So you have an opportunity to buy low because the market is saturated with homes for sale and not enough buyers as well as an opportunity to get a good loan package because the rates are low and lenders are dying to make loans so that they can stay in business.
If you have money to spend on real estate, you are in a great situation today in the real estate market. Look at the real estate investment as a long term investment instead of a short, get rich quick scheme. You can make money when the bubble begins to grow again, and it will. The real estate market goes up and down like the stock market. It will rebound.
You can make money today in real estate but you have to make smart choices. Purchase property in areas where the housing prices have remained stable. Also look at the growth in your area. Where is the next boom likely to hit? This is speculation, but if you track trends in the real estate market and do a little bit of a study, you can see the next area where developers will likely target. This is a good place to buy real estate, even if it is just a vacant lot.
Real estate is usually always a good investment, especially if you plan to live in the property. However, it should be looked upon as a good long term investment and not a way to get rich quick.

Scotts Valley Real Estate Agents – Why Do You Need Them?

When it comes to people trying to market their own home for sale, many times they run into difficulty of gaining the maximum exposure for them. Scotts Valley Real Estate Agents are there just for this circumstance and for this reason many people hire them.
Then your phone rings…good ol’Harry and Barb want to let you know that someone has offered them even more money. They would rather sell to them. Knowing the work the house does need, you just aren’t comfortable meeting the new price. Bye bye dream home. They’ll drop your deposit back to you in the mail…if you’re lucky!
Do you suppose you’ll really see it? Do you think there was even another buyer? As you lay awake that night cursing your lawyer for making you wait (it has to be somebody’s fault, doesn’t it?) you ponder the ways that the entire mess could have been avoided. I have the answer…and in most cases, it wouldn’t have cost you a cent!
If you are serious about buying a home in Scotts Valley, then get to work and find yourself a Scotts Valley real estate agent. For every horror story you’ve heard there are twice as many good ones signing our praises.
In this particular situation, working with a Scotts Valley real estate agent would have meant that your agreed upon contract would have been in writing, signed by both you and good ol’Harry and Barb. In this case as well, there’s a good chance that your Scotts Valley real estate agent would have been paid a commission by the sellers, with no cost to you. Having your offer in writing prepared by an agent and agreed to by both you and the sellers, would have also meant that your offer would stand. Harry and Barb would be well within their rights to accept another offer, however it would have been in a back-up position, meaning it would only take effect should your agreement fall through.
Your Scotts Valley real estate agent would have also placed in your agreement of purchase and sale, conditions that would protect you should you be unable to follow through with the deal. You loved the house, but what if your lender didn’t. No money…no house. Your Scotts Valley real estate agent would have made sure you were given time to explore your options and were you not able to procure financing within a specified time frame, your deposit would be returned to you without interest or penalty.
We know you wanted to trust Harry and Barb, cute older couple that they were, but there’s a pretty good chance your agent would have made sure you also had the home inspected by a qualified building inspector. It may seem like no big deal that you couldn’t watch TV while you were microwaving your popcorn, and although Harry and Barb may have lived that way for twenty years, the problem could be much more costly than they were letting on. An inspector would have looked into it on YOUR behalf, at least making sure you were really aware of the issue.
These are only two ways a licensed Scotts Valley real estate agent could have helped. The list is endless, and if you’ve really got your ear to the ground, there’s a good chance you’ve heard more horror stories from folks who have taken the private sale route than those who have invested their time working with a real estate agent.
I could go on and on about the ways realtors help, but the bottom line is your property purchase will no doubt be one of the biggest in your life…do you really want to trust it to good ol’Harry and Barb? The post card you just got from them gambling your deposit away in Vegas should make the answer pretty easy.

History of Scotts Valley, California

The history of Scotts Valley, California is a lengthy tale. It is positioned at the bottom of the Santa Cruz Mountains. Archaeological digs have unearthed remnants of the Paleo Indian culture dating back as far as eight to twelve thousand years. Settlements of the Ohlone tribes are thought to date back as far as 2,000 B.C. It was also home to the Shasta tribe and many beaver. Wild produce such as acorns, berries, cherries, and plums made the area attractive to indigenous people. Steelhead fish and salmon supplied many meals for people of the region.
The region was formerly called Rancho San Agustin during the time of the Spanish-Mexican inhabitants. The area extends for over 4,400 acres. It was given to Jose Antonio Bolcoff who was recorded to be residing with his wife there in 1836. Bolcoff was a native of Russia but later became a Mexican citizen. He spent a period of time as a traveling interpreter for Alta, California’s governor, Pablo Vicente de Sol .Bolcoff abandoned his “rancho” and it was then given over to his brother in law Joseph Ladd Majors.
Majors was an American citizen from Tennessee. He had previously earned a living as a trapper. When he came to the area he assisted in the operation of a distillery with Job Dye. He constructed a grist mill where area residents were able to get much need ground wheat. He used the “rancho” to assist in stowing away British and American citizens. They were being threatened by the Mexican government who wanted to banish all of the “foreigners” in the area. Meanwhile, Paul Sweet helped to develop the tanning industry in the region. There was a large presence of tanbark oaks within the Santa Cruz Mountains. He was a native of the state of Rhode Island.
Mayor Joseph Ladd Majors was elected into office, and in later years served as treasurer to the city. He decided to sell his property in 1850. A native of Maine, Hiram Scott, purchased Major’s property. Scott had worked as a seaman but became a gold prospector in the area. His family was the only residents in the area for a long period of time. The city was named in his honor. Quail, deer, coyotes, wolves, mink, and grizzly bears were plentiful and indigenous to the region during that time period. He eventually sold off his land to a few different families as they came into the area.
Locke’s Springvale Dairy was an attraction in the area. The dairy donated some land to the school district. Social activities largely took place within the school which became the social hub. Apples, butter, cheese, grapes, poultry and milk became staples of the areas produce. The beautiful landscape of the region called to tourists from many places, especially after The Great Depression. History of Scotts Valley, California shows that the area did not become incorporated until 1964 and wasn’t truly a city until 1966. The city is now home to many high tech firms.
